1. Study and Management of the Reserve Fund

We conduct a rigorous analysis of medium- and long-term financial needs to ensure the sustainability of the buildings, taking into account:

  • The age and characteristics of the building,
  • Major interventions to be anticipated (roof, structure, mechanical systems, etc.),
  • Maintenance and renovation priorities,
  • The financial capacity of the co-owners.

Our services include:

  • The establishment of an asset maintenance plan (AMP) or a multi-year maintenance plan (MMP);
  • The calculation of the optimal amount of the reserve fund based on wear and tear projections and upcoming work;

The presentation of realistic budget scenarios, compliant with regulatory requirements (e.g., the Reserve Fund Act in Quebec).

2. Building Health Assessment

We conduct a detailed and objective inspection of the building's components, including:

  • Structural elements (foundations, walls, roofs, balconies, etc.)
  • Mechanical and electrical systems (heating, ventilation, elevators, etc.)
  • Building envelope (insulation, weatherproofing, windows and doors)
  • Safety and compliance (accessibility for people with reduced mobility, fire safety, local standards)
  • Common areas and exterior features
  • Our technical report includes:

    • A clear diagnosis of the current condition of the components,
    • A prioritization of short-, medium-, and long-term interventions,
    • An estimate of repair or replacement costs,
    • Recommendations to prevent deterioration.
