Our mission

Is to support condominiums, property managers and institutional owners in the responsible and anticipatory management of their buildings, by ensuring:

  • Study, planning and optimization of the contingency fund, in accordance with legal obligations and good financial practices;
  • Carrying out complete health checks of buildings, in order to obtain a clear picture of their physical, technical and regulatory condition, with a view to sustainable management of the built heritage.

1. Contingency Fund Review and Management

We carry out a rigorous analysis of the medium- and long-term financial needs to ensure the sustainability of the buildings, taking into account:

  • the age and characteristics of the building,
  • major interventions to be planned (roof, structure, mechanical systems, etc.),
  • maintenance and renovation priorities,
  • the co-owners’ ability to contribute.

Our services include:

  • The establishment of an asset maintenance plan (PMA) or a multi-year maintenance plan (PPE);
  • Calculation of the optimal amount of the contingency fund based on wear and tear projections and future work;

Presentation of realistic budget scenarios that comply with regulatory requirements (e.g., Quebec Contingency Fund Act).

2. Building Health Check

We carry out a detailed and objective inspection of the building’s components, including:

  • Structural elements (foundations, walls, roofs, balconies, etc.)
  • Mechanical and electrical systems (heating, ventilation, elevators, etc.)
  • Building envelope (insulation, waterproofing, joinery)
  • Safety and compliance (PRM access, fire safety, local standards)
  • Common elements and outdoor facilities

Our technical report includes:

  • A clear diagnosis of the current condition of the components,
  • Prioritization of short-, medium- and long-term interventions,
  • An estimate of the repair or replacement costs,
  • Recommendations to prevent deterioration.
